by the Planning Department in reviewing requests for
outbuildings shall be as follows:

agricultural use). Plan Commission to make decisions based
upon "predominantly undeveloped" rule. Outbuildings equal to
or less than 120 square feet in size are exempt from Plan
Commission review.
For parcels less than 35 acres but at least 120,000 square
feet in size not zoned EA Exclusive Agricultural and meeting
the 1% rule: Plan Commission approval required and zoning
meeting the 1% rule than Plan Commission to make decisions review/permit by Planning Department required. If not
based upon "predominantly undeveloped" rule. Outbuildings
equal to or less than 120 square feet in size are exempt
from Plan Commission review.
For parcels less than 120,000 square feet, all outbuildings
shall conform to the 60% rule thus requiring Plan Commission
approval and zoning review/permit from the Planning
Department. Outbuildings equal to or less than 120 square
feet in size are exempt from Plan Commission review.
At the discretion of the Planning Director an outbuilding
request, while meeting the policy criteria, may be referred
0 to the Plan Commission if compatibility in relation to
adjacent properties is in question.
BE IT FURTHER RESOLVED, That the above is a guideline and
does not preclude compliance to any other applicable ordinances.
