PCR1996027APPROVAL OF CERTIFIED SURVEY MAP CREATING
A THREE LOT LAND DIVISION OF THE RIVERA PROPERTY
LOCATED IN THE SW 1/4 OF SECTION 24
RESOLUTION #P.C. 27-96
WHEREAS, A Certified Survey Map was submitted on January 29,
1996, creating a two lot land division located in the SW 1/4 of
Section 24, and
WHEREAS, A sketch was approved through Resolution #P.C.
26-96, and
WHEREAS, The property is zoned R-2 and will be rezoned to
completed and said proposal appears to meet the requirements
RSE (40,000 square foot lots) when the sewer project is
said Zoning District, and
WHEREAS, Parcels 1 & 2 will have sanitary sewer, and
WHEREAS, The parcels will have access from Boxhorn Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Certified Survey Map for a three (3) lot land division in
the SW 1/4 of Section 24 of the Rivera Property and recommend
approval to the Common Council subject to resolution of
technical discrepancies as identified by the City Engineers, and
payment of all applicable fees in Section 18.14(3) of the Land
Division Ordinance.
BE IT FURTHER RESOLVED, That when Parcels 2 & 3 are no
longer under the same ownership, the outbuilding on Parcel 2
shall be razed or a suitable residence constructed within six
months of transfer of ownership and a note placed on the face of
the CSM to this effect.
