AMENDED RESOLUTION #P.C. 21-96
INTO THREE LOTS FOR THE BUECHEL PROPERTY LOCATED
IN THE SW 1/4 OF SECTION 13
(HOLZ DRIVE)
29, 1996, to combine six lots creating three lots located in
WHEREAS, A Certified Survey Map was submitted on January
the SW 1/4 of Section 13, and
WHEREAS, A Legal Lot Status was granted through the
approval of Resolution #P.C. 158-95 and by the Common Council
through Resolution #206-95, and
that the Legal Lot Status began, and
WHEREAS, This certified survey map completes the process
WHEREAS, The property is zoned R-2 and will be rezoned to
completed and said proposal appears to substantially meet the
RS-2 (20,000 square foot lots) when the sewer project is
requirements of said Zoning District and the character of the
neighborhood, and
WHEREAS, The proposed parcels are anticipated to be
serviced by municipal sewer, and
WHEREAS, The parcels will have access from Holz Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Certified Survey Map for creating three (3) parcels through
the combination of six (6) existing parcels in the SE 1/4 of
Section 13 of the Buechel Property and recommend approval to
the Common Council subject to resolution of technical
discrepancies as identified by the City Engineers, City Staff
and Plan Commission, and payment of all applicable fees in
Section 18.14(3) of the Land Division Ordinance.
BE IT FURTHER RESOLVED, That a grading and drainage plan
must be submitted prior to the issuance of building and zoning
permits.
BE IT FURTHER RESOLVED, That the division will not take
effect until municipal sewer is made available.
