PCR1996018APPROVAL OF A SKETCH CREATING A THREE LOT LAND DIVISION AMENDED RESOLUTION #P.C. 18-96 OF THE FERRITO PROPERTY LOCATED IN THE SE 1/4 OF SECTION 23, (BOXHORN DRIVE) WHEREAS, A Sketch was submitted proposing a land division creating three lots located in the SE 1/4 of Section 23, and WHEREAS, The property is zoned R-2 and will be rezoned to RS-2 (20,000 square foot lots) when the sewer project is completed and said proposal appears to meet the requirements of said Zoning District, and WHEREAS, The proposed parcels are intended to be serviced by municipal sewer. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a three (3) lot land division of the property located in the SE 1/4 of Section 23 taking into consideration the unique configuration and physical attributes/limitations of the property. Map state that no further land division shall be allowed on BE IT FURTHER RESOLVED, That a note on the Certified Survey 0 Parcels I, 2, and 3. BE IT FURTHER RESOLVED, That a drainaae Dlan must be submitted prior to the issuance of any building and zoning permits for all three parcels. .a. BE IT FURTHER RESOLVED, That access to parcel 3 must be approved by the Fire Department. BE IT FURTHER RESOLVED, That after six (6) months of approval, the 491 square foot garage structure must be moved from parcel 2 to parcel 3. on Parcel 1.
