APPROVAL OF CERTIFIED SURVEY MAP CREATING TWO LOT
OF THE RIVERA PROPERTY LOCATED IN
(BOXHORN & BOXHORN)
THE SW 1/4 OF SECTION 24
WHEREAS, A Certified Survey Map was submitted on January 5,
1996, to create a two (2) lot land division located in the SW
1/4 of Section 24, and
sketch for a two (2) lot land division through Resolution #P.C.
189-95, and
WHEREAS, The Plan Commission on December 5, 1995, approved a
WHEREAS, The property is zoned R-2 and will be rezoned to
RSE (40,000 square foot lots) when the sewer project is
completed and said proposal appears to meet the requirements
said Zoning District, and
WHEREAS, The Plan Commission through the adoption of
Resolution #P.C. 189-95 granted a variance to the property to
allow one parcel of 3.09 acres and the second parcel of 1.03
acres and said lots appear to meet those requirements, and
WHEREAS, Through the adoption of Resolution #P.C. 189-95,
the Plan Commission granted a 10% variance equalling 188 sq.ft.
to the overall square footage of the existing outbuildings and
lot sizes, therefore, this approval will allow one lot be be
45,000 sq.ft. and the second lot to be 144,000 sq.ft., and
WHEREAS, Parcel 1 will have sanitary sewer, and
WHEREAS, The parcels will have access from Boxhorn Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Certified Survey Map for a two (2) lot land division in the
SW 1/4 of Section 24 of the Rivera Property and recommend
approval to the Common Council subject to resolution of
technical discrepancies as identified by the City Engineers, and
payment of all applicable fees in Section 18.14(3) of the Land
Division Ordinance.
