DISAPPROVAL OF CONCEPTUAL BUILDING, SITE AND OPERATION
PLAN AND REZONING BY PEOPLE'S CHOICE CAR WASH LOCATED
IN THE NE CORNER OF RACINE AVENUE AND JANESVILLE ROAD
WHEREAS, The conceptual site plan shows the layout of the
building and the traffic pattern to access the site, and
such zoning does not allow for car wash and quick oil lube
change facility unless a rezoning to a B-3 General Business
District is accomplished with an accompanying Conditional Use
Grant, and
WHEREAS, The property is zoned RS-2 Suburban Residence and
WHEREAS, The proximity to residential development requires
sensitivity in design and use of subject property, and
WHEREAS, The Comprehensive Plan of the City of Muskego does
not advocate for such development in this area.
THEREFORE BE IT RESOLVED, That the Plan Commission
disapprove the conceptual Building, Site, and Operation plan and
quick oil lube change facility.

BE IT FURTHER RESOLVED, That a Public Hearing would be
required if this proposal were to be advanced.
BE IT FURTHER RESOLVED, That residential development
existing directly adjacent to this proposal heightens the
potential for conflict thus requiring sensitivity in design and
operation when considering uses for this area in a effort to
minimize said conflicts.
BE IT FURTHER RESOLVED, That the Comprehensive Plan of the
City of Muskego does not advocate such uses in this area.
