THE SE 1/4 OF SECTION 23

WHEREAS, A Certified Survey Map was submitted on August 4,
1995, to create a three (3) lot CSM through the combination of
six parcels located in the SE 1/4 of Section 23, and
August 4, 1995 and approved by the Plan Commission on August 15,
WHEREAS, A Sketch Certified Survey Map was submitted on
1995, and
WHEREAS, The parcels are zoned R-2/0LS which requires a
minimum lot width of 175 feet and a minimum square footage of
60,OO square feet, and
WHEREAS, The proposed combination of lots will create a
lesser degree of nonconformity and serve to reduce densities in
the immediate area, and
WHEREAS, Section 17:4.06 C.2. Nonconforming Lots permits the
Plan Commission to approve this petition as it results in a
lesser degree of nonconformity. a THEREFORE BE IT RESOLVED, That the Plan Commission
recommends approval of the Certified Survey Map creating a two
(3) lot land combination of the properties located in the SE 1/4
discrepancies and conditions as identified by the City Engineer,
of Section 23 subject to the resolution of all technical
City Staff and the Plan Commission.
