WHEREAS, A Sketch was submitted on August 4, 1995, to
parcels located in the SE 1/4 of Section 23, and

WHEREAS, The parcels are zoned R-2/0LS which requires a

the immediate area, and

WHEREAS, Section 17:4.06 C.2. Nonconforming Lots permits the
recommends approval of the Sketch creating a two (3) lot land
combination of the properties located in the SE 1/4 of Section
23 subject to the resolution of all technical discrepancies and
conditions as identified by the City Engineer, City Staff and
the Plan Commission.
