APPROVAL OF CERTIFIED SURVEY MAP CREATING THREE
RESOLUTION #P.C. 113-95
PARCELS OF THE PROPERTY LOCATED IN
(TESS CORNERS DRIVE & CLARENDON PLACE)
1995, to create a three (3) lot land division located in the SW
WHEREAS, A Certified Survey Map was submitted on July 7,
1/4 of Section 1, and
THE SW 1/4 OF SECTION 1
WHEREAS, A sketch was approved by the Plan Commission on
June 6, 1995, that substantially conforms to the Certified
Survey Map submitted on July I, 1995, and
WHEREAS, The property is zoned RS-2 which requires 20,000
sq.ft. and 110' average width, and
WHEREAS, Parcels 2 & 3 have average widths of 106.15 feet.
THEREFORE BE IT RESOLVED, That the Plan Commission
recommends approval of the Certified Survey Map creating a three
(3) lot land division of the property located in the SW 1/4 of
Section 1 subject to the resolution of all technical
City Staff and the Plan Commission. discrepancies and conditions as identified by the City Engineer,
BE IT FURTHER RESOLVED, That the Plan Commission approves of
the decreased lot width for parcels 2 & 3 noting that the 106.15
feet of width is well within the 10% allowance.
BE IT FURTHER RESOLVED, That a note be placed on the face if
the CSM stating that a grading and drainage plans is required to
be submitted for review and approval prior to the application
for building and zoning permits for parcels 2 & 3.
BE IT FURTHER RESOLVED, That the Board of Appeals through
Appeal #13-95 to reflect Appeal #22-91, which granted a 1.7%
square footage variance to the original five (5) acre lot and
apply that to the three (3) acre lot (which requires the
removal of existing shed and proposed previously approved
garage not be built).
BE IT FURTHER RESOLVED, That a note be placed on the face
of the Certified Survey Map stating that Parcel 1 can not be
further subdivided.
