PCR1995090APPROVAL OF CERTIFIED SURVEY MAP CREATING TWO LOTS OF THE PROPERTY LOCATED IN THE NE 1/4 OF SECTION 17 (RACINE AVENUE) RESOLUTION #P.C. 90-95 WHEREAS, A Certified Survey Map was submitted on June 5, 1995, to create a two (2) lot land division located in the NE 1/4 of Section 17, and WHEREAS, A sketch was approved by the Plan Commission on June 20, 1995 that substantially conf,orms to the Certified Survey Map submitted on June 5, 1995, and 20,000 sq.ft. and 110' average width and both lots appear to meet these restrictions, and WHEREAS, The property is zoned RS-2/00S and RS-2 requires WHEREAS, A cross access easement is required to avoid creating a landlocked parcel of Outlot 1. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval of the Certified Survey Map creating a two (2) lot land division of the property located in the NE 1/4 of Section 17 subject to the resolution of technical discrepancies and conditions as identified by the City Engineers, City Staff and the Plan Commission. BE IT FURTHER RESOLVED, That a grading and drainage plan is required to be submitted prior to the issuance of a building permit for either parcel (such a note shall be placed on the face of the CSM). BE IT FURTHER RESOLVED, That a letter is required from the owner of Lot 1 indicating their willingness and intention to have a cross access agreement with the property to the west of said property.
