APPROVAL OF AMENDED CONDITIONAL USE GRANT AND BUILDING,
RESOLUTION P.C. 88-95
SITE & OPERATION PLAN TO ALLOW ADDITIONAL VEHICLES FOR SALE
AT RONNIE'S MOBIL LOCATED AT
S75 W17237 JANESVILLE ROAD
WHEREAS, A amended Conditional Use Grant and Building, Site
and Operation plan was received on May 24, 1995, and
WHEREAS, The subject property is zoned 8-3 - General
existing conditional use grant, and
Business and the proposed expansion requires an expansion of an
WHEREAS, An amended building, site and operation plans and a
Conditional Use Grant application were submitted to the Planning
Department for the property located at 575 W17237 Janesville
Road, and
WHEREAS, The owners of property within 300 feet of this
property have been notified of the public hearing, and said
public hearing has been held in conformance with Section 17:3.07
of the City's Code of Ordinances, and
WHEREAS, Access to the property is from CTH "L", and
WHEREAS, It is proposed to expand the existing operation of
the sale of used vehicles to allow up 15 vehicles for sale at
the site with the apparent elimination of the car wash facility.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Building, Site, and Operation plan and that the Building,
Site and Operation Plan dated received May 24, 1995, be kept on
file in the Building Department.
BE IT FURTHER RESOLVED, That the above dated Building, Site
and Operation plan is herein revised by the following
conditions:

No more than five vehicles shall be displayed for
sale at any one time.
No more than five additional vehicles shall be
permitted to be stored or parked on the property
awaiting general repair and/or service or dealer's
preparation left on the site over night.
Paving of all areas intended for vehicle parking,
storage, sales, service, display and travel.
The closing of the one curb cut nearest the
intersection of Janesville Road and Lannon Drive.
All other per-existing conditions addressed in prior
resolutions and approvals shall be in full force
unless otherwise in conflict with these conditions.
Any of these conditions requiring action (paving,
closing of driveways, etc.) shall be satisfied by
October 2, 1995.

7. Removal of the car wash as a permitted accessory use
in relation to the amendment to the conditional use in
1982 for the same.
8. That a landscape plan must be submitted and approved
by the Plan Commission.
9. That the five vehicles displayed for sale and the five
additional vehicles awaiting general repair and/or
service or dealer's preparation shall be parked in two
(2) rows of five (5) vehicles with the northern row in
alignment with the existing building.
BE IT FURTHER RESOLVED, That by July 21, 1995 a bond,
letter of credit or cashier's check shall be submitted to the
City, in the City's favor, equal to twice the value of paving
and landscaping improvements. Said bond shall be released upon
completion of improvements or forfeited.
BE IT FURTHER RESOLVED, That failure to perpetually comply
with the conditions of this Building, Site and Operation Plan
violation, the initiation of legal action, or both.
