AMENDED
APPROVAL OF CERTIFIED SURVEY MAP CREATING TWO LOTS
OF THE DOMINSKI PROPERTY LOCATED IN
THE NE 1/4 OF SECTION 1
(CTH "L" & KIPLING DRIVE)
WHEREAS, A Certified Survey Map was submitted on March 22,
1995, to create a two (2) lot land division located in the NE
1/4 of Section 1, and
WHEREAS, A Certified Survey Sketch was approved by the Plan
Commission through Resolution #P.C. 191-93, and
WHEREAS, The property is zoned RS-2, Suburban Residence
which requires a minimum lot size of 20,000 sq. ft. and a
minimum average width of 110' and Parcel 1 and Parcel 2 are
134.50 and 105.50 feet in averages width respectively, and
WHEREAS, Parcel 2 will have access from Janesville Road (CTH
"L") and Parcel 1 will have access from Kipling Drive as
approved by Waukesha County Department of Transportation.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
NE 1/4 of Section 1 of the Dominski Property and recommend
the Certified Survey Map for a two (2) lot land division in the
approval to the Common Council subject to resolution of
technical discrepancies as identified by the City Engineers, and
payment of all applicable fees as specified in Section 18.14 of
the Land Division Ordinance.
BE IT FURTHER RESOLVED, That a 4% minimum average lot width
variation is being granted for Parcel 2.
BE IT FURTHER RESOLVED, That no access to Janesville Road be
permitted from Parcel 1 and that access to Kipling Drive from
Parcel 1 shall be restricted to the southern 50 feet, and that
notes to this effect shall be added to the face of the survey
document.
BE IT FURTHER RESOLVED, That the existing shed and swimming
pool be removed and that the common lot line between Parcel 1
and Parcel 2 be moved 5' to the west, subject to the condition
that the property within the triangle was not already
determined in the square footage requirements.
