APPROVAL OF LEGAL LOT STATUS FOR THE PROPERTY
LOT #24 OF UNRECORDED MILL VALLEY SUBDIVISION
TAX KEY #2177.973 (LYON'S PROPERTY)
LOCATED AT APPROXIMATELY S64 W18903 SCHOOL DRIVE,
WHEREAS, A request has been submitted by Dale and Joyce
Lyon, owners of land at 564 W18903 School Drive, Tax Key
the above mentioned parcel, and
#2177.973 for a determination of legal lot status for a portion
WHEREAS, The property is zoned RS-3/0ED Zoning District,
which requires a minimum 75' of average width and a 11,250 sq.
ft. lot size, and
feet which meets the requirements of the RS-3/0ED Zoning and the
western lot has an average width of 60 feet which is below the
required average width, and
WHEREAS, The east lots have a combined average width of 120
garage that straddles the common lot line of the two eastern
WHEREAS, Tax Key #2177.973 currently has a residence and a
lots and the purpose of this request is for the western vacant
lot to be determined buildable, and
with the availability of sewer service from School Drive for
both lots, and
WHEREAS The properties have direct access to School Drive
WHEREAS, Lots adjoining to the property and in the immediate
area are the same general size and several Legal Lot Status
applications have been approved in this vicinity.
THEREFORE BE IT RESOLVED, That the Plan Commission recommend
approval for legal lot status for the property located at
approximately S64 W18903 School Drive, Tax Key #2177.973 for
Dale and Joyce Lyon citing that the lot in question is
compatible with surrounding parcels and Legal Lot Status has
been granted to other similar parcels in the area.
