PCR1995003RESOLUTION #P.C. 3-95 APPROVAL OF A SKETCH CREATING A ONE (1) PARCEL LAND DIVISION IN THE NE 1/4 OF SECTION (TESS CORNERS DRIVE) 12 OF THE HEIN PROPERTY WHEREAS, A Sketch was submitted on December 21, 1994, for a land division in the NE 1/4 of Section 12, and lot size of 20,000 sq. ft. and a minimum average width of 110' and said lots appear to meet the minimum average width restriction, and WHEREAS, The property is zoned RS-2 which requires a minimum WHEREAS, The parcel is proposed to have access from Tess Corners Drive through the provision of a 30 foot access easement. THEREFORE BE IT RESOLVED, That the Plan Commission approve division in the NE 1/4 of Section 12 of the Hein property of a Certified Survey Map being submitted creating a land subject to the following: Drive to the south line of the proposed parcel, along its 1. Provision of a 60 foot access easement from Tess Corners eastern boundary, to provide street access to an existing land locked parcel to the south. 2. Designation on the CSM that 60 foot access easement is "Reserved For Future Public Right-of-way". 3. Delineation of all wetland and floodplain areas. 4. Illustration of all streams on the property. 5. The waiving, by the Plan Commission, of the requirement of a grading plan as the proposed parcel is already developed. 6.
