APPROVAL OF A SKETCH CREATING A TWO (2) PARCEL

LAND DIVISION IN THE NW 1/4 OF SECTION
(COURTLAND LANE)
12 OF THE DUKLAS PROPERTY
WHEREAS, A Sketch was submitted on December,9, 1994, for a
land division in the NW 1/4 of Section 12, and
WHEREAS, The property is zoned RS-2 which requires a minimum
lot size of 20,000 sq. ft. and a minimum average width of 110'
and said lots appear to meet the minimum average width
restriction, and
WHEREAS, This proposal is a redivision of a previously
approved Certified Survey Map, and
WHEREAS, The proposed lots appear to have wetlands and 100
year flood plain in a portion of both lots, and
WHEREAS, The parcel will have access from Courtland Lane.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
of a Certified Survey Map being submitted creating a land
division in the NW 1/4 of Section 12 of the Duklas property
subject to the delineation of wetland and floodplain areas and
the submittal and approval of grading plan by the Public Works
Committee. Wetlands to be delineated by the Army Corps, DNR or
SEWRPC. Floodplain to be located by surveyor.
