APPROVAL OF CONCEPTUAL BUILDING, SITE AND OPERATION PLAN BY
OLSON'S LAWN TRACTOR SERVICE LOCATED
AT S74 W16810 JANESVILLE ROAD
WHEREAS, A Conceptual Building, Site, and Operation plan was
submitted on October 24, 1994, by Olson's Lawn Tractor Service
located at 574 W16810 Janesville Road, and
lot, and
WHEREAS, The proposed project is located on 30,000 sq. ft.
Business/Overlay Planned Development, and
WHEREAS, The subject property is zoned B-4/0PD, Highway
tractor service and sales business and residence to this
location as they intend to have a store front, show room for
selling new tractors, parts and a work shop, and live at this
location, and
WHEREAS, The petitioner is proposing to relocate their lawn
WHEREAS, Any engine repair would require a Conditional Use
Grant, and
WHEREAS, The use of this property for both a business and a
residence also requires a Conditional Use Grant, and
WHEREAS, A detailed site plan and building elevations are
required to be submitted and approved prior to the construction
of any facilities on subject property, and
Road (HWY "L") and the property is served by sanitary sewer and
municipal water.
WHEREAS, Access to the property is currently from Janesville
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Conceptual Building, Site, and Operation plan for the
Olson's Lawn Tractor Service subject to the dedication of a
storm water drainage easement to the City and the installation
of a turn lane into the site on Janesville Road.
BE IT FURTHER RESOLVED, That the Conceptual Building, Site
and Operation Plan dated received October 24, 1994, be kept on
file in the Building Department.
BE IT FURTHER RESOLVED, That the roof shall be shingled, the
front of the building shall have an eyebrow with shingles,
brick veneer shall be installed along the entire west side of
building, wainscoting on the north and east sides of building,
and the eave to peak area on north side of building must be of
a different color from the rest of the building.
