PCR1994177e DISAPPROVAL OF SKETCH OF CREATING A LAND DIVISION RESOLUTION #P.C. 177-94 OF THE HELEN BARWICK PROPERTY LOCATED IN THE NE 1/4 OF SECTION 9 (SCHUBRING DRIVE) WHEREAS, A sketch was submitted on August 24, 1994, to create a two (2) lot land division located in the NE 1/4 of Section 9, and WHEREAS, The property is zoned RS-3/0LS wherein the RS-3 Zoning District requires a minimum lot size of 15,000 square are permitted to be reduced by 2/3 because of the OLS overlay feet and a minimum average width of 100 feet and these minimums district (10,050 square feet and 67 feet respectively), and WHEREAS, The proposed land division appears to meet the lot size requirements of the RS-3/0LS Zoning District with respect to square footage however the proposal appears not to meet the lot width requirements, and WHEREAS, The proposed division would create smaller parcels which are not comparable to others in the immediate area with respect to square footage or width, and 0 sewer provided by and in Schubring Drive. WHEREAS, Both parcels have access to streets and sanitary THEREFORE BE IT RESOLVED, That the Plan Commission disapprove the sketch for a certified survey map for a two (2) parcel land division in the NE 1/4 of Section 9 of the Barwick Property.
