DISAPPROVAL OF SKETCH FOR A SIX LOT LAND DIVISION LOCATED IN
NW 1/4 & SW 1/4 OF SECTION 31 BY THE COMMUNITY HOUSING
INITIATIVE FOR THE HELEN SMITH PROPERTY
(CROWBAR ROAD)
WHEREAS, A Sketch was submitted on July 22, 1994, for a land
division in the NW 1/4 & SW 1/4 of Section 31, and
WHEREAS, The property is zoned A-Agriculture which requires
a minimum lot size of 120,000 sq. ft. and a minimum average
width of 300' and said lots do not meet restrictions, and
Road while creating two land locked remnant parcels, and
WHEREAS, The proposed lots will have access from Crowbar
not been provided, and
WHEREAS, Evidence of a favorable perc tests for this lot has
strongly encourages newly created parcels not to exceed a two to
WHEREAS, Section 18:7.04 of the Land Division Ordinance

WHEREAS, Prosed land division is not in compliance with the
disapproves of the proposed land division in the NW 1/4 and SW
Helen Smith Property citing its inconsistencies with both the
1/4 of Section 31 by the Community Housing Initiative for the
goals of the Comprehensive Plan and specifications of the Zoning
and Land Division Ordinances.
THEREFORE BE IT RESOLVED, That the Plan Commission
