WHEREAS, A Sketch was submitted on July 22, 1994, for a land
division in the NW 1/4 of Section 3, and
WHEREAS, The property is zoned RSE Suburban Estate which
requires a minimum lot size of 80,000 sq. ft. and a minimum
average width of 300' and said lots appear to meet restrictions,
and
WHEREAS, Lots 1, 2 & 3 will have access provided from a
private shared drive from College Avenue which exceed 2500 feet
