PCR1994154e e 0 AMENDED RESOLUTION #P.C. 154-94 APPROVAL OF CERTIFIED SURVEY MAP OF ONE PARCEL BY METROPOLITAN ENGINEERING FOR LOCATED IN THE NE 1/4 OF SECTION 29 (RACINE AVENUE) WHEREAS, A Certified Survey Map was submitted on July 20, of Section 29, and 1994, to create a one parcel land division located in the NE 1/4 ROBERT & NANCY ZIELINSKI WHEREAS, The Plan Commission on June 21, 1994, approved a sketch for a one parcel land division through Resolution #P.C. 118-94, and WHEREAS, This land is zoned EA-Exclusive Agriculture which requires a minimum lot size of 35 acres and also permits the creation of parcels for a family member of the farm operator, and WHEREAS, The two lots meet the requirements of EA Zoning District as it pertains to family members, and WHEREAS, Evidence of a favorable perc test for this lot has not been received, and WHEREAS, The proposed land division abuts Racine Avenue (HWY "Y" ) , and WHEREAS, Portions of the property appear to be included in a wetlands complex as inventoried by the DNR and SEWRPC thus making a delineation by the Army Corps necessary. from the 200' average lot width requirement. WHEREAS, The Plan Commission would need to grant a variance THEREFORE BE IT RESOLVED, That the Plan Commission approve the Certified Survey Map for a one (1) parcel land division and grant a variance to the required average lot width of Parcel 2 in the NE 1/4 of Section 29 by Metropolitan Engineering for the Zielinski Property and recommend approval to the Common Council by the City Engineers, the receipt of a favorable perc test, subject to resolution of technical discrepancies as identified the delineation of wetland areas affected by this division, and the payment of all applicable fees in Section 10 of the Land Division Ordinance.
