PCR1994145APPROVAL OF CERTIFIED SURVEY MAP CREATING FOUR (4) ASSOCIATES LOCATED IN THE SE 1/4 OF SECTION 8 h PARCELS BY BONESTROO, ROSENE, ANDERLIK & NE 1/4 OF SECTION 17 (RACINE AVENUE) RESOLUTION #P.C. 145-94 WHEREAS, A Certified Survey Map was submitted on July 13, four (4) parcel land division located in the SE 1/4 of Section 1994, by Bonestroo, Rosene, Anderlik & Associates to create a 8 and the NE 1/4 of Section 17, and WHEREAS, The Plan Commission on July 5, 1994, approved a sketch for a four (4) lot land division through Resolution #P.C. 138-94, and Residence/Overlay Planned Development and was set aside for commercial development as part of the overall development plan development, and for Lake Forest single family, multi family and commercial WHEREAS, The property is zoned RS-3/0PD Suburban WHEREAS, When applying minimum lot size requirements for either the B-2 or B-3 commercial zoning districts, each proposed lot meets the minimum square footage requirements (20,000 sq. ft.) and the minimum average width requirements of 100 feet, and WHEREAS, The parcels will have access from Racine Avenue and Janesviile Road. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a land division in the SE 1/4 of Section 8 and NE 1/4 of Section 17 by Bonestroo, Rosene, Anderlik & Associates subject to the resolution of technical discrepancies as identified by the City Engineers, and payment of all applicable fees in Section 10 of the Land Division Ordinance.
