PCR1994144APPROVAL OF CERTIFIED SURVEY MAP FOR THREE (3) ANDERLIK h ASSOCIATES LOCATED IN THE SE 1/4 OF SECTION 8 PARCELS AND ONE (1) OUTLOT BY BONESTROO, ROSENE, AND THE NE 1/4 OF SECTION 17 RESOLUTION #P.C. 144-94 (RACINE AVENUE) 1994, by Bonestroo, Rosene, Anderlik h Associates to create a WHEREAS, A Certified Survey Map was submitted on July 13, three (3) parcel and one (1) outlot land division located in the SE 1/4 of Section 8 and the NE 1/4 of Section 17, and sketch for a two (2) lot and one (1) outlot land division through Resolution #P.C. 137-94, and WHEREAS, The Plan Commission on July 5, 1994, approved a WHEREAS, The property is zoned RS-3/0PD Suburban Residence/Overlay Planned Development and was set aside for commercial development as part of the overall development plan for the Lake Forest single family, multi family and commercial development, and either the 8-2 or B-3 commercial zoning districts, each proposed lot meets the minimum square footage requirements (20,000 sq. ft.), and WHEREAS, When applying minimum lot size requirements for width of 100 feet as intended by the B-2 and B-3 zoning WHEREAS, While parcel 2 does not meet the minimum average districts, the Overlay Planned Development designation allows flexibility to permit such a lot configuration, and WHEREAS, The parcels will have access from Racine Avenue. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted.creating a land division in the SE 1/4 of Section 8 by Bonestroo, Rosene, Anderlik & Associates subject to resolution of technical discrepancies as identified by the City Engineers, and payment of all applicable fees in Section 10 of the Land Division Ordinance.
