PCR1994137RESOLUTION #P.C. 137-94 APPROVAL OF A SKETCH FOR LAND DIVISION CREATING TWO (2) PARCELS AND ONE (1) OUTLOT BY BONESTROO, ROSENE, ANDERLIK & ASSOCIATES LOCATED IN THE SE 1/4 OF SECTION 8 (RACINE AVENUE) WHEREAS, A Sketch was submitted on June 24, 1994, for a land division in the SE 1/4 of Section 8, and Residence/Overlay Planned Development and was set aside for commercial development as part of the overall development plan development, and for the Lake Forest single family, multi family and commercial WHEREAS, The property is zoned RS-3/0PD Suburban either the B-2 or 8-3 commercial zoning districts, each proposed WHEREAS, When applying minimum lot size requirements for lot meets the minimum square footage requirements (20,000 sq. ft.), and width of 100 feet as intended by the B-2 and B-3 zoning WHEREAS, While parcel 2 does not meet the minimum average districts, the Overlay Planned Development designation allows flexibility to permit such a lot configuration, and WHEREAS, The parcels will have access from Racine Avenue. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a Certified Survey Map being submitted creating a land division in the SE 1/4 of Section 8 by Bonestroo, Rosene, Anderlik & Associates.
