APPROVAL OF CERTIFIED SURVEY MAP OF TWO PARCELS BY
RESOLUTION #P.C. 114-94
METROPOLITAN ENGINEERING FOR THE JOHN MAHONEY PROPERTY
LOCATED IN THE NE 1/4 OF SECTION 31
1994, by Metropolitan Engineering to create a two (2) parcel
WHEREAS, A Certified Survey Map was submitted on May 27,
land division located in the NE 1/4 of Section 31, and
sketch for a two (2) lot land division through Resolution #P.C.
WHEREAS, The Plan Commission on October 6, 1992, approved a
214-92, and
WHEREAS, The property is zoned RS-2/0LS wherein the RS-2
Zoning District requires a minimum lot size of 20,000 square
are permitted to be reduced by 1/3 because of the OLS overlay
feet and a minimum average width of 110 feet and these minimums
district (13,340 square feet and 73.4 feet respectively), and
width requirements of the RS-2/0LS Zoning District as it WHEREAS, The proposed land division meets the lot size and
proposes to create one parcel of 59,126 sq.ft. with an average
width of 77 feet, and another parcel of 93,009 sq.ft. with an
average width of 126 feet, and 0 WHEREAS, Both parcels have existing access to sanitary sewer
and the lots would have access to North Shore Lane or Bosch
Drive.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Certified Survey Map for a two (2) parcel land division in
the NE 1/4 of Section 31 by Metropolitan Engineering of the
Mahoney Property and recommend approval to the Common Council
subject to resolution of technical discrepancies as identified
by the City Engineers, and payment of all applicable fees in
Section 10 of the Land Division Ordinance.
BE IT FURTHER RESOLVED, That the average width of Parcel 1
be 73.4 sq. ft.
