PCR1994076AMENDED APPROVAL OF PRELIMINARY PLAT OF BELSHA ESTATES BY RESOLUTION #P.C. 76-94 METROPOLITAN ENGINEERING LOCATED IN THE NE 1/4 OF SECTION 11. (DURHAM DRIVE AND HIDDEN CREEK COURT) WHEREAS, A Preliminary Plat was submitted on March 11, 1994, to divide property in the NE 1/4 of Section 11 into three single through Resolution #P.C. 164-93 for six (6) lots and a Certified family lots and a Sketch for a Land Division was approved Survey Map was approved through Resolution #P.C. 174-93 for four (4) lots, and WHEREAS, The sketch was approved subject to the sewer allocations being granted from Public Utilities Committee and those allocations were granted August 19, 1993, and previously approved sketch wherein the lots meet the minimum size and width requirements for the RS-2 & RS-3 Zoning District, and WHEREAS, The Preliminary Plat substantially conforms to the through Certified Survey Map #7180, and WHEREAS, These lots are a redivision of Lot 4 approved Survey Map stating that the Plan Commission will review the WHEREAS, A note was placed on the face of the Certified condition and compatibility of the existing outbuildings in five years or that upon any further land divisions of Lot 4 of said Certified Survey Map and this proposal is a division of Lot 4 of said Certified Survey Map. THEREFORE BE IT RESOLVED, That the Plan Commission approve the Preliminary Plat for Belsha Estates in the NE 1/4 of Section successful resolution of technical discrepancies as identified 11 and will be receptive to a Final Plat subject to the in the City Engineers comments dated March 29, 1994. BE IT FURTHER RESOLVED, That any outbuildings on Lot 1 approval of this Resolution the Plan Commission is granting a shall not be used, at any time, for commercial use and by 5' variance for the side yard setback for the existing granary.
