PCR1994065APPROVAL OF SKETCH FOR LAND DIVISION FOR TWO LOTS BY RESOLUTION #P.C. 65-94 JAHNKE ti JAHNKE FOR RUDY RAAB LOCATED IN THE IN THE SW 1/4 OF SECTION 16 (CHALLENGER, SATURN DRIVE ti RACINE AVENUE-CTH "Y") Land Division of two lots in the SW 1/4 of Section 16 for Rudy Raab by Jahnke ti Jahnke, and WHEREAS, A Sketch was submitted on March 22, 1994, for a WHEREAS, The land division proposes to create Lot 1 of approximately 73,175 sq. ft and Lot 2 of 69,305 square feet, and WHEREAS, This land is zoned 1-1 which requires a minimum lot size of 40,000 square feet and a minimum average width of 150 and feet and the lots meet the requirements of 1-1 Zoning District, WHEREAS, The proposed Lot 1 will have access to the property from Challenger Drive and Saturn Drive and utilities available from same, Lot 2 will have access to the property and utilities available from Saturn Drive, and WHEREAS, Buildings exist on the two proposed properties therefore removing the City's right of first refusal. THEREFORE BE IT RESOLVED, That the Plan Commission will be receptive to a Certified Survey Map being submitted creating a land division in the SW 1/4 of Section 16 by Jahnke 6 Jahnke discrepancies as identified by the City Engineer and concerns for Rudy Raab subject to successful resolution of technical identified by the Planning Department as follows: 1. Provision of access easement on common lot line. 2. "No Access'' restriction placed on Lot 2 for lot line fronting Racine Avenue.
