APPROVAL OF AMENDED BUILDING, SITE AND OPERATION PLAN FOR
R.H. HEILMAN, INC. LOCATED AT W144 56401 COLLEGE COURT
(TESS CORNERS INDUSTRIAL PARK)
WHEREAS, Mr. Ray Heilman from R.H. Heilman, Inc. is
requesting to amend the building, site and operation plan for
the property located in the Tess Corners Industrial Park located
at W144 S6401 College Court, and
WHEREAS, The property is Zoned 1-1 and is the site of R.H.
Heilman, Inc., and
WHEREAS, The Plan Commission approved on May 18, 1982
through Resolution #P.C. 43-82 a Building, Site and Operation
chain link fence to allow the parking of five pieces of
Plan for this property enclosing a 60' x 80' area with a 6'
equipment including bulldozers and a backhoe with a 12' x 16'
metal shed for the inside storage of tires and oil and the Plan
Commission approved on July 1, 1986 through Resolution #P.C.
extend the area to be fenced to the east to add an additional
108-86 an expansion to the Building, Site and Operation Plan to
3,000 square feet to be enclosed to allow the additional storage
of cars and equipment and that evergreen plantings and slats be
required along the fence facing College Court, and
WHEREAS, The petitioner is requesting a 66' x 60' cold
storage building with two 14' x 14' overhead doors, and
WHEREAS, Landscaping installed per resolution P.C.108-86 has
experienced an untimely demise and has yet to be replaced.
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the revised site plan subject to the following:
1. Submittal of grading and drainage plan for approval and
implementation.
2. Submittal of landscaping and exterior lighting plan for
approval and implementation.
3. Exterior treatment of the building being that of
earth tones (e.g., brown, tan,...).
4. Obtain all necessary permits from the Building
Department for building plans and signage. Review by
required prior to the issuance of a sign permit.

BE IT FURTHER RESOLVED, That the revised site plan (dated
January 21, 1994) is to be kept on file at the City of Muskego.
BE IT FURTHER RESOLVED, That the landscaping must be
that two flowering trees will be added to the proposed berm by
installed prior to the inssuance of an occupancy permit and
June 1995 with an inspection at the smae time to ensure all
plantings are healthy.
