PCR1994012AMENDED APPROVAL OF SKETCH FOR LAND DIVISION FOR TWO LOTS IN THE RESOLUTION #P.C. 12-94 SW 1/4 & SE 1/4 OF SECTION 16 FOR MICHAEL HEISE (AMERICAN COLLEGE APARTMENTS) WHEREAS, A Sketch was submitted on December 6, 1993, for a Section 16, and land division involving two lots in the SW 1/4 & SE 1/4 of WHEREAS, This land is presently requesting a rezoning. Lot 1 Multiple Family Residence and Lot 2 would remain RS-2 which is requesting to be rezoned from RS-2 Single Family to RSM requires a minimum lot size of 20,000 square feet and a minimum average width of 110 feet and both parcels appear to meet the lot size and width requirements of each district, and WHEREAS, Resulting living unit densities for the built Upon lot appear to exceed RSM zoning district standards, and City Engineer, and WHEREAS, Technical discrepancies have been identified by the existing 60' wide road reservation, and WHEREAS, Both lots have access from Racine Avenue via a Avenue and Lot 2 is proposed to have sewer service from a sewer easement passing through Lot 1. WHEREAS, Lot 1 currently has sewer service from Racine THEREFORE BE IT RESOLVED, That the Plan Commission will be receptive to a Certified Survey Map being submitted creating a land division for two lots in the SW 1/4 and SE 1/4 of Section 16 by Michael Heise subject to: 1. Resolution of technical discrepancies as identified by the City Engineer. 2. Delineation on the CSM of wetland areas as identified by SEWRPC. 3. Expansion of existing sanitary sewer easements to 20 feet on center. 4. Review by Utility Committee to determine if Public Sewers are to be dedicated to City Utility. 5. Dedication to City of 60 foot wide road be extended to the unnamed extension of Clearbrook Drive.
