PCR1993165RESOLUTION #P.C. 165-93 APPROVAL OF SKETCH FOR LAND DIVISION FOR ONE PARCEL IN THE SE 1/4 OF SECTION 13 FOR JAMES MAY WHEREAS, A Sketch was submitted on August 6, 1993, for a one parcel land division in the SE 1/4 of Section 13, and WHEREAS, This land is presently zoned R-2 which requires a minimum lot size of 60,000 square feet and a minimum average width of 175 feet and the parcel meets the lot size and width requirements, and WHEREAS, Access to the property is from Durham Drive, and WHEREAS, The Certified Survey Map does not depict a additional 17 ft. of right-of-way will be required, and sufficient road right-of-way dedication along Durham Dr. and an WHEREAS, The Zoning Ordinance requires that no more than 1% of the land area can be covered with outbuildings and the dimensions of the outbuildings are not depicted on the sketch. THEREFORE BE IT RESOLVED, That the Plan Commission will be receptive to a Certified Survey Map being submitted creating a land division in the SE 1/4 of Section 13 by Interline Surveying subject to: 1. Addition of 17 ft. of dedicated right-of-way. 2. Removal of all outbuildings in excess of 1% of the land 3. Changing Durham Rd. to Durham Dr. on the face of the 4.
