PCR1993147AMENDED APPROVAL OF LEGAL LOT STATUS FOR THE PROPERTY RESOLUTION #P.C. 147-93 LOCATED AT 570 W17479, Tax Key #2176.165 & Tax Key #2176.167 WHEREAS, A request has been submitted by Robert h Linda Hansen owners of land at S70 W17479, Tax Key#2176.165 & Tax Key#2176.167 for a determination of legal lot status for the above mentioned parcels, and WHEREAS, The property is zoned RS-3/0ED Zoning District, which requires a minimum 75' of average width and a 11,250 sq. ft. lot size, and second lot has an average width of 124 feet which meets the requirements of the RS-3/0ED Zoning District, and WHEREAS, One lot has an average width of 186 feet and the WHEREAS, Tax Key #2176.165 currently has a residence on the property and the purpose of the request is to add land to the buildable, and rear of these lots allowing for Tax Key #2176.167 to be WHEREAS, With the addition of these lands Tax Key #2176.165 will have 13,682 sq. ft. and Tax Key #2176.167 will have 15,620 sq. ft., and with the availability of sewer service from Muskego Drive for both lots, and WHEREAS The properties have direct access to Muskego Drive WHEREAS, Lots adjoining to the property and in the immediate area are the same general size and several Legal Lot Status applications have been approved in this vicinity. THEREFORE BE IT RESOLVED, That the Plan Commission recommend W17479, Tax Key #2176.165 L Tax Key #2176.167 for Robert L Linda approval for legal lot status for the property located at S70 Hansen subject to all land transfers being done by Certified Survey Map or Plat, a 5' road right-of-way dedication on Muskego Drive, and a 10 foot drainage easement on the east property line of Tax Key #2176.165, if necessary.
