RESOLUTION #P.C. 85-93
PLUM CREEK EAST IN THE NW 1/4, NE 1/4 and the SE 1/4 OF SECTION
APPROVAL OF PRELIMINARY PLAT FOR PLUM CREEK ADDITION #1 AND
17 FOR PLUM CREEK, INC.
WHEREAS, A Preliminary Plat was submitted on January 15,
Section 17 into 79 single family lots, 20 duplex lots, and
1993, to divide property in the NW 1/4, NE 1/4 and the SE 1/4 of
7-eight family lots for a total of 175 dwelling units and the
property was granted concept zoning for RS-Z/OPD through Common
Council Resolution 42-92, and
WHEREAS, The City approved 217 sewer REC's and the project
will be served by the City water utility and the proposed
dwelling unit density is 2.17 units per gross acre and the
number of lots per gross acre is 1.5, and
WHEREAS, The Plan Commission approved the sketch for an
Amended Preliminary Plat through Resolution 207-92 and approved
the Preliminary Plat through Resolution #P.C. 39-93 and the
revised Preliminary Plat substantially conforms to the approved
sketch and previously approved Preliminary Plat.

THEREFORE BE IT RESOLVED, That the Plan Commission approve
East subject to the 12 concerns of the City Engineers as stated
in their January 26, 1993 letter, the Waukesha County Park and
Planning Department's letter dated February 8, 1993, the
Waukesha County Department of Transportation's letter of
February 3, 1993, rezoning the property out of the Floodplain,
maintaining the same required average lot width and size,
appropriate approvals received from the DNR, SEWRPC, FEMA, and
the City Engineer and verification of a HEC 2 study.
