PCR1993043APPROVAL OF SKETCH FOR PRELIMINARY PLAT FOR LUTSCH RESOLUTION #P.C. 43-93 PROPERTY SUBDIVISION NE 1/4 OF SECTION 11 BY METROPOLITAN ENGINEERING FOR SHIRLEY KRAHN WHEREAS, A sketch for a Preliminary Plat was submitted on February 17, 1993, to divide property in the NE 1/4 of Section 11 into 11 single family lots under RS-2 and RS-3 Zoning, and minimum lot width and size requirements of the RS-2 and RS-3 WHEREAS, Most of the proposed subdivision lots meet the Zoning Districts however, Lots 2 and 3 do not meet this minimum width, and Road as well as potential for City sewer. WHEREAS, The proposed lots have suitable access to Woods the sketch for a Preliminary Plat for the Lutsch Property Subdivision in the NE 1/4 of Section 11 and will be receptive to a Preliminary Plat with the following conditions: elevation will be depicted on the Preliminary Plat. 1. The 100 year FEMA elevation and the two (2) foot above that 2. Lots within the RS-2 Zoning District will contain a minimum average width of 110'. 3. The right-of-way for the development of lot 4 should be reserved through lot 3 to align a possible future road with Freedom Avenue.
