AMENDED
APPROVAL OF SKETCH FOR LAND DIVISION FOR THREE PARCELS IN THE
SW 1/4 OF SECTION 3 FOR HARLOW STICHMAN
WHEREAS, A sketch was submitted on November 13, 1992 for a
land division for three parcels consisting of 48,160, 71,343
and 87,973 square feet respectively in the SW 1/4 of Section 3,
and
WHEREAS, This land is presently zoned RS-1 which requires a
minimum lot size of 30,000 square feet and a minimum average
width of 120 feet and the proposed land division meets the lot
size and width requirements of the RS-1 Zoning District, and
WHEREAS, The Parcel is proposed to be served by municipal
sewer with access to the properties being from Greenridge Trail
and Martin Drive, and
language stating that when the Greenridge Trail is constructed
WHEREAS, The Certified Survey Map for Lot 1 must have
that the property owners are responsible for the cost of the
above said road.
NOW THEREFORE BE IT RESOLVED, That the Plan Commission will
be receptive to a Certified Survey Map being submitted creating
a land division in the SW 1/4 of Section 3 subject to depicting
the right-of-way for Greenridge Trail between Lots 1 and
2.

BE IT FURTHER RESOLVED, That the following notes be placed
on the face of the Certified Survey Map.
1) No City Maintenance of the dedicated Right-of-way
will be provided until the Right-of-way is improved
to City standards.
2) The proportionate cost of the improvements necessary
will be borne by the property owners (Lot 1 & Lot 2)
to bring the Right-of-way up to City Street standards
benefiting from the improvements.
