APPROVAL OF SKETCH-FOR LAND DIVISION FOR THREE PARCELS IN THE
NE 1/4 OF SECTION 5 FOR PAUL DEANGELIS (GOLD AND SCHOOL
DRIVES)
RESOLUTION #P.C. 181-92
WHEREAS, A sketch was submitted on July 27, 1992 for a land
division for three parcels consisting of 2.68 acres in the NE
1/4 of Section 5, and
WHEREAS, This land is presently zoned RS-3/0ED which
requires a minimum lot size of 11,250 square feet and a minimum
average width of 75 feet and the proposed land divisions meet
the lot size and width requirements of the RS-3/0ED Zoning
District, and
WHEREAS, The Parcel is proposed to be served by municipal
sewer, with access to the property for two of the lots from
School Drive and the other being from Gold Drive.
NOW THEREFORE BE IT RESOLVED, That the Plan Commission will
be receptive to a Certified Survey Map being submitted creating
a land division in the NE 1/4 of Section 5 subject to
delineation of the 100 year floodplain (and two feet above the
100 year floodplain) and a drainage easement for access to the
stream, as determined by the Superintendent of Public Works,
being depicted on the Certified Survey Map. 0
BE IT FURTHER RESOLVED, That a 12' wide asphalt driveway is
required within 12 months of the first building permit for lot
A or E.
BE IT FURTHER RESOLVED, That the properties be deed
restricted to no more than 3 lots.
