PCR1992178AMENDED ~ RESOLUTION #P.C. 178-92 APPROVAL OF CERTIFIED SURVEY MAP AT W208 58343 HILLENDALE DRIVE FOR MARK AND ANN SAWYER IN THE SE 1/4 OF SECTION 18 WHEREAS, A sketch was submitted on June 10, 1992 for a land division for three (3) lots in the SE 1/4 of Section 18, on the west side of Hillendale Drive which was approved by the Plan Commission through Resolution #P.C. 129-92, and WHEREAS, A the portion of the property fronting on Hillendale Drive is zoned RS-2 and the portion in the rear is zoned RS-1 and the total land acreage is approximately 6.1 acres, and WHEREAS, The RS-2 zoning district requires a minimum lot size of 20,000 square feet and a minimum average width of 110 30,000 square feet and a minimum average width of 120 feet, and feet and the RS-1 zoning district requires a minimum lot size of WHEREAS, The Plan Commission approved the reduction in lot width for the two lots abuting Hillendale Drive if the total square footage was substantially greater than the minimum approximately 26,000 square feet each, and I required in the RS-2 Zoning District and the two lots contain I 0 sewer however additional laterals would have to be installed for the lot in the rear for both water and sewer, and WHEREAS, All three lots would be served by public water and WHEREAS, The proposed land divisions would have suitable access off of Hillendale Drive. NOW THEREFORE BE IT RESOLVED, That the Plan Commission approve the Certified Survey Map creating a land division in the SE 1/4 of Section 18 and recommend approval to the Common Council subject to approval of the city engineers, payment of all fees in Section 10 of the Land Division Ordinance, and subject to a note be placed on the face of the certified survey map to require that the house be within 400 feet of Hillendale Drive to ensure that the house is within the sewer service area.
