APPROVAL OF PRELIMINARY PLAT FOR PLUM CREEK IN THE SE 1/4 OF
RESOLUTION #P.C. 149-92
SECTION 17 FOR TERRA DEVELOPMENT
WHEREAS, A Preliminary Plat was submitted on May 8, 1992, to
divide property in the SE 1/4 of Section 17 into 131 single
of 231 dwelling units and the property was granted concept
family lots, 22 duplex lots and seven 8-family lots for a total
zoning for RS-2/0PD through Common Council Resolution 42-92, and
Preliminary Plat substantially conforms to the final revised
sketch approved through Resolution #P.C. 58-92, and
WHEREAS, four previous sketches were submitted and the
WHEREAS, The City approved 217 sewer REC's and the project
will be served by the City water utility and the proposed
dwelling unit density is 2.17 units per gross acre and the
number of lots per gross acre is 1.5, and
WHEREAS, The Plan Commission approved the revised sketch for
a preliminary plat subject to the development meeting eight
conditions and the Preliminary Plat meets the those applicable
requirements with respect to (except for #5):
1. lots will not decrease in size because of floodplain or
2. deed restrictions will be placed on the corner lots fronting
wetlands and density will not be increased.
