PCR1992146RESOLUTION #P.C. 146-92 APPROVAL OF REPLACEMENT OF FREESTANDING SIGN FOR BETHEL LUTHERN CHURCH AT S77 W18426 JANESVILLE ROAD WHEREAS, A request for a freestanding sign to replace an existing free standing sign at 577 W18426 Janesville Road has been submitted by the Bethel Evangelical Luthern Church, and will be made of bricks to match the church and will have a total square footage of 54 sq. ft. including the block supports, and the sign will be landscaped and ground mounted with minimal internal lighting with changeable letters, and WHEREAS, The two-sided 4' x 6' illuminated replacement sign WHEREAS, The property is zoned RS-3/0IP and allows for one (1) freestanding sign in conformance with the B-1 Zoning District Regulations (30 sq. ft. at the Base Setback Line on lots with at least 300 feet of frontage), and WHEREAS, The existing sign is a non-conforming structure in terms of size (56 sq. ft.) and setback (37 feet from centerline of Janesville Road) which is within the Base Setback Area and the Plan Commission can approve such replacement signs in Overlay Districts per Section 17:6.09 (10) and Section 17:4.06 (2) B. 2 of the Zoning Regulations if the new use would result that such new use shall thereafter determine the degree of legal in greater or no less degree of conformity and provided further non-conformity. THEREFORE BE IT RESOLVED, That the Plan Commission approve one freestanding, two-sided 4' x 6' illuminated changable letter sign with brick base with a total square footage of 54 sq. ft. W18426 Janesville Road for the Bethel Luthern Church which shall as a replacement for an existing 56 sq. ft. sign located S77 be in conformance with Chapter 17 of the City's Code of Ordinances which establishes the degree to which non-conforming uses can be changed upon petition and approval of the Plan Commission. BE IT FURTHER RESOLVED, That the one free standing sign shall be designed, landscaped and located in conformance with be no larger than 54 square feet in size and that a sign permit the submitted sketches and that the new sign shall hereinafter prior to erecting the sign. is required to be obtained from the Muskego Building Department Plan Commission City of Muskego Adopted \I\\\ %+ Defeated Deferred 6/11/92
