PCR1992137APPROVAL OF CERTIFIED SURVEY MAP FOR TWO LOTS IN THE NE 1/4 RESOLUTION #P.C. 137-92 OF SECTION 25 FOR SCOTT KRAUSE division for two lots in the NE 1/4 of Section 25 off of North Cape Road and was approved by the Plan Commission through Resolution #P.C. 136-92, and WHEREAS, A sketch was submitted on June 10, 1992 for a land size of 40,000 square feet and a minimum average width of 150 WHEREAS, This land is zoned R-3 which requires a minimum lot feet and the proposed land division meets the lot size and width requirements of the R-3 Zoning District, and WHEREAS, The land division proposes to create one parcel of approximately 1.04 acres and another parcel of approximately 1.4 acres excluding dedicated right-of-way, and WHEREAS, Parcel 1 indicated that there are two suitable sites for an on-site sewage treatment system and Parcel 2 has an access to North Cape Road and a land dedication is proposed to existing on-site sewage treatment system and the lots would have accommodate the future widening of North Cape Road (County 00). NOW THEREFORE BE IT RESOLVED, That the Plan Commission approve the Certified Survey Map creating a land division in the NE 1/4 of Section 25 and recommend approval to the Common Council subject to approval of the city engineers, payment of all fees in Section 10 of the Land Division Ordinance. BE IT FURTHER RESOLVED, That this approval is subject to the removal of the outbuildings at such time as the buildings are in disrepair by more than 50 percent of the equalized assessed value of the building and a note is placed on the Certified Survey Map indicating the above. BE IT FURTHER RESOLVED, That a note be placed on the Certified Survey Map stating that "no additional outbuildings are permitted on Parcel 2" which will ensure that thg required open space as specified in Section 17:8.04 (5) is maintained.
