APPROVAL OF PRELIMINARY PLAT FOR CHAMPIONS VILLAGE OF COUNTRY
CLUB VILLAGE IN THE NW 1/4 OF SECTION 25 FOR SCOTT KRAUSE
divide property in the NW 1/4 of Section 25 into 243 single
WHEREAS, A Preliminary Plat was submitted on May 4, 1992, to
family lots and two outlots and the property was granted concept
zoning through Resolution 178-85 for R-2/R-3/A/RSM/B-4/OPD, and
WHEREAS, No previous sketches have been approved through
proposed an overall density of 2-1/2 units per acre and 900 to
Resolution by the Plan Commission and Mr. Krause previously
1200 dwelling units with 150 acres of open space at the time of
the rezoning petition and the Plan Commission has established an
overall number of dwelling units or dwelling unit density for
this Planned Development, and
WHEREAS, The City has entered into an agreement for sewer
capacity for Country Club Villages for no more than 600 REC's,
and is not obligated to allocate any REC's beyond January 1,
2002, and
WHEREAS, The first submittal of the Preliminary Plat
indicated lots which varv in size from 10,310 sauare feet UD to
24,339 square feet for lots with substantial wetlands, and
THEREFORE BE IT RESOLVED, That the Plan Commission approve
the Sketch for Champions Village of Country Club Villages
subject to submittal of a Preliminary Plat if the following
items are addressed on a Preliminary Plat:
1. Address the concerns of the objecting and approving agencies,
the Waukesha County Park and Planning Department, the Waukesha
County Transportation Department, and the City Engineer.
2. The following items of the Plan Commission:
granted (1057 units total) on the condition that 30 acres of
improved parks in four locations be provided to the homeowners
associations of the nine villages. Bicycle/pedestrian
connections be made to the WEPCO right-of-way. The 125 acre golf
course be permanently restricted to zero dwelling unit density
through a deed restriction or other suitable means.
a). The base density is 961 units with a 10 percent increase
b). The minimum lot size for golf course lots is 13,000
square feet with the minimum lot size for the remaining lots at
14,000 square feet with the condition that up to five percent of
the lots can vary in size by five percent.
c). All Cul-de-sac lots are to have minimum frontage of 50
feet at the lot line and all of the lots are to have a minimum
of 90 feet at the average width.
BE IT FURTHER RESOLVED, That the City work with the DNR to
help create a pond in connection with the 9 acre wetland.
BE IT FURTHER RESOLVED, That park improvements for the 9
acre wetland park be guaranteed via a Subdivider's Agreement.
BE IT FURTHER RESOLVED, That this sketch approval is based
on public streets.
BE IT FURTHER RESOLVED, That the City Engineer will review
the length of Walter Hagen Court.
