PCR1992132APPROVAL OF CERTIFIED SURVEY MAP FOR TWO LOTS IN THE NE 1/4 RESOLUTION #P.C. 132-92 OF SECTION 29 FOR HAROLD DEBACK division for two lots in the NE 1/4 of Section 29 off of Parker WHEREAS, A sketch was submitted on June 10, 1992 for a land Drive and was approved by the Plan Commission through Resolution #P.C. 131-92, and size of 80,000 square feet and a minimum average width of 200 WHEREAS, This land is zoned R-1 which requires a minimum lot feet and the proposed land division meets the lot size and width requirements of the R-1 Zoning District, and approximately 2.5 acres and another parcel of approximately 11.5 acres, and WHEREAS, The land division proposes to create one parcel of WHEREAS, Soils information has not been received by the City which indicate whether the on-site soils are suitablesfor mound systems, and accessed from Parker Road and the other being accessed from either Parker Road or Christopher Lane (a previously dedicated 40 foot wide future road right-of-way). WHEREAS, The proposed land division is shown to have one lot NOW THEREFORE BE IT RESOLVED, That the Plan Commission approve the Certified Survey Map creating a land division in the NE 1/4 of Section 29 and recommend approval to the Common Council subject to approval of the city engineers, payment of all fees in Section 10 of the Land Division Ordinance and the submittal of documentation of a satisfactory perc test for Parcel 1. BE IT FURTHER RESOLVED, That notes be placed on the certified survey map stating that "No City maintenance of the dedicated Right-of-way for Christopher Drive will be provided until the Right-of-way is improved to City standards"; and "the proportionate cost of the improvements necessary to bring the Right-of-way up to City street standards will be borne by the property owners benefiting from the improvements"; and "Parcel 2 is not developable until documentation is presented to the City of a satisfactory perc test".
