APPROVAL OF SKETCH FOR LAND DIVISION AT W208 58343 HILLENDALE
DRIVE FOR MARK AND ANN SAWYER IN THE SE 1/4 OF SECTION 18
WHEREAS, A sketch was submitted on June 10, 1992 for a land
division for three (3) lots in the SE 1/4 of Section 18, on the
west side of Hillendale Drive, and
Hillendale Drive is zoned RS-2 and the portion in the rear is
WHEREAS, A the portion of the property fronting on
zoned RS-1 and the total land acreage is approximately 6.1
acres, and
size of 20,000 square feet and a minimum average width of 110
WHEREAS, The RS-2 zoning district requires a minimum lot
feet and the RS-1 zoning district requires a minimum lot size of
30,000 square feet and a minimum average width of 120 feet, and
WHEREAS, The three (3) proposed lots on the west side of
Hillendale Drive can meet the lot size requirements (two 29,000
sq. ft. lots and one 4.7 acre lot) but the two RS-2 lots do not
meet the minimum average width requirements and the lot to the
rear must abut a street by 30 feet and not 16 feet as shown on
the sketch, and
WHEREAS, All three lots would be served by public water and
sewer however additional laterals would have to be installed for
the lot in the rear for both water and sewer, and
WHEREAS, The proposed land divisions would have suitable
access off of Hillendale Drive (if the lot to the rear met the
30 feet abutting a street requirement).
NOW THEREFORE BE IT RESOLVED, That the Plan Commission will
be receptive to a Certified Survey Map being submitted creating
a land division in the SE 1/4 of Section 18 for three (3) lots
on the west side of Hillendale Drive with the two lots directly
fronting along Hillendale Drive being 100 feet in average width.
BE IT FURTHER RESOLVED, That the third lot is required to
abut Hillendale Drive by 30 feet, an easement is required across
one or both of the Hillendale Drive lots to provide for water
and sewer laterals, and a 10 foot wide road dedication is
required for Hillendale Drive.
