PCR1992060APPROVAL OF SKETCH FOR LAND DIVISION FOR FOUR (4) LOTS IN THE RESOLUTION #P.C. 60-92 SW 1/4 OF SECTION 9 (PIONEER DRIVE & VALLEY DRIVE) LESTER PUFALL AMENDED division for four lots in the SW 1/4 of Section 9, and WHEREAS, A sketch was submitted on March 6, 1992 for a land lot size of 20,000 square feet and a minimum average width of 110 feet, and WHEREAS, The property is zoned RS-2 which requires a minimum WHEREAS, The proposed land divisions are shown to have suitable access off of the proposed extension of Lions Park Drive and have access to sanitary sewer and would have access to city water, and not meet the minimum average lot size. WHEREAS, The lots would meet the minimum average width but may NOW THEREFORE BE IT RESOLVED, That the Plan Commission will be receptive to a Certified Survey Map being submitted creating a land division in the SW 1/4 of Section 9 for four (4) lots. BE IT FURTHER RESOLVED, That the lots to be created meet a minimum of 19,000 square feet in average size and that 60' of abutting property be provided to create an access and to provide easements for water and sewer lines for the parcel to the south. BE IT FURTHER RESOLVED, That the width of the road dedication be increased by 5 feet on the north property line. BE IT FURTHER RESOLVED, That the lots be adjusted with the Judith Adams lots to bring all lots more into compliance with the area requirements.
