APPROVAL OF SKETCH FOR LAND DIVISION FOR FOUR (4) LOTS IN THE I SW 1/4 OF SECTION 9 (VALLEY DRIVE) FOR CARL GRATZEK
AMENDED
WHEREAS, A sketch was submitted on March 9, 1992 for a land
division for four (4) lots in the SW 1/4 of Section 9, and
lot size of 20,000 square feet and a minimum average width of 110
feet, and
WHEREAS, The property is zoned RS-2 which requires a minimum
WHEREAS, The proposed land divisions are shown to have suitable
access off of the proposed extension of Lions Park Drive and have
access to sanitary sewer and would have access to city water but do
not contain the required minimum average width.
NOW THEREFORE BE IT RESOLVED, That the Plan Commission approve
the sketch and will be receptive to a Certified Survey Map being
submitted creating a land division in the SW 1/4 of Section 9 for
four (4) lots.
BE IT FURTHER RESOLVED, The parcels do contain the minimum lot
size but sufficient frontage does not exist along the proposed
and the Plan Commission is receptive to a Certified Survey Map
Lions Park Drive to enable the lots to meet minimum average width
being submitted if in conformance to the submitted sketch.
BE IT FURTHER RESOLVED, That the width of the road dedication
be increased by 5 feet on the south property line of the property.
