SUBDIVISION (TERRA DEVELOPMENT) SW 1/4 OF SECTION 8 AND SE 1/4
AMENDED
on March 6, 1992, to divide property in the SW 1/4 of Section 8 and
SE 1/4 of Section 17 into 132 single family lots, 22-2 family lots,
building lots (106.6 acres of land), and
and 7-8 family lots for a total of 232 dwelling units on 161
WHEREAS, A revised sketch for a preliminary plat was submitted
WHEREAS, The proposed dwelling unit density is 2.17 units per
gross acre and the number of lots per gross acre is 1.5, and
WHEREAS, The Plan Commission adopted Resolution 221-91 on
January 7, 1992, for a total of 260 units subject to several
conditions and recommended the property be rezoned from RS-2 to
RS-3/0PD, and
WHEREAS, The Common Council subsequent to a Public Hearing held
on February 10, 1992 gave concept zoning to the property for
RS-Z/OPD which reduced the density from 260 units to 232 units, and
dwelling unit density has significantly altered the sketch that was
WHEREAS, The action by the Common Council and a reduction in
approved in Resolution #P.C. 221-91 and necessitates further review
by the Plan Commission.
THEREFORE BE IT RESOLVED, That the Plan Commission approve the
revised sketch for a preliminary plat for Plum Creek Subdivision
(Terra Development) in the SW 1/4 of Section 8 and the SE 1/4 of
with the following conditions:
Section 17 (Woods Road) and will be receptive to a preliminary plat
1. attached garages, plus one paved parking stall and one paved
visitor parking space be provided for all 8-families; duplexes will
also have an attached two car garage.
2. lots will not decrease in size because of floodplain or
wetlands and density will not be increased.
3. deed restrictions will be placed on the corner lots fronting
along Woods Road to restrict access to Woods Road.
4. maintain the average lot size of 19,800 square feet.
5. no lots would be smaller than 14,000 square feet in the single
family area.
6. homeowners will be responsible for the maintenance of open
space.
