PCR1992048RESOLUTION #P.C. 48-92 APPROVAL OF REVISED SITE PLAN AND SIGNAGE AT 6300 TESS CORNERS ROAD FOR A RESIDENTIAL HOME AND A SIGN SHOP BUSINESS FOR WAYNE HOLLENSTEIN WHEREAS, The Common Council approved a rezoning petition on February 11, 1992 to amend the Official Zoning Map of the City of Muskego for the property located at 6300 Tess Corners Road from RS-1 to RS-l/OOS, and WHEREAS, Based upon the rezoning approval, the Plan Commission site and operation plan for the specific use (a sign shop to be in Section 17:9.01 (7), A, 2 is required to approve the building, located in conjunction with a residence), and WHEREAS, The RS-l/OOS stipulates that the underlying zoning district regulations remain in effect with regard to lot etc. and that the design and layout of the proposed use remain size, setbacks, offsets, building height, and dwelling unit size consistent with the surrounding residential area. 0 operation plan at 6300 Tess Corners Road for a residential home and a sign shop business in Resolution #P.C. 26-92, and WHEREAS, The Plan Commission approved a building, site and WHEREAS, A revised site plan and signage has been submitted showing a 30' x 40' shop, two separate driveways off Tess Corners with raised letters with colors to match the house and shop. The Road and a 2 1/2' x 3 1/2' non-illuminated two-sided wood sign sign is to be located perpendicular to College Avenue on the southeast corner of the lot. THEREFORE BE IT RESOLVED, That the Plan Commission of the City of Muskego approves the revised site plan for a 30' x 40' shop, two separate driveways off Tess Corners Road and 2 1/2' x 3 1/2' non-illuminated two-sided wood sign on the southeast corner of the districts and that should the ownership of the property change and lot consistent with the requirements of the RS-l/OOS zoning a use is contemplated other than a residence and sign shop or another use which is permitted within the RS-1 or 00s districts, a revised building, site and operation plan is required. through Saturday from 8:00 A.M. to 7:OO P.M.
