PCR19920340 RESOLUTION #P.C. 34-92 APPROVAL OF SKETCH FOR LAND DIVISION (SUBDIVISION) FOR BUCKY LOWE W208 S8151 HILLENDALE DRIVE NE 1/4 OF SECTION 18 WHEREAS, A sketch for a Preliminary Plat was submitted on February 11, 1992 by Mr. Bucky Lowe to create 18 lots on the west side of Hillendale Drive, and and 27,527 square feet which would be within the lot size requirements of the RS-2 Zoning District and where the property is presently zoned RS-1 which requires 30,000 square foot lots, and WHEREAS, The sketch proposes to create 18 lots between 20,040 WHEREAS, The lots would have access off of Hillendale Drive via a publicly dedicated 60 foot road, however, the configuration of the lots create six (6) flag shaped lots and should be redesigned with a Cul-de-sac to eliminate at least three (3) of the flag lots, and WHEREAS, The front 400 feet of the property is within the sanitary sewer service area and the rear of the property lies development of only those lots within the sewer service area, that outside the sanitary sewer service area. This would allow the are able to connect to the system, at this time. THEREFORE BE IT RESOLVED, That the Plan Commission approve the sketch for a Preliminary Plat for Mr. Bucky Lowe located in the NE 1/4 of Section 18 subject to the submittal of a revised sketch. BE IT FURTHER RESOLVED, That the approval of the sketch and subsequent submittal of a Preliminary Plat is subject to the amending of the sanitary sewer area boundary and the filing of a rezoning petition to the City and eventual rezoning by the Common Council of the property from RS-1 to RS-2.
