PCR1991235APPROVAL OF BUILDING, SITE, OPERATION AND LIGHTING PLAN FOR PROPOSED WALGREENS AND AJACENT STRIP MALL TO BE CONSTRUCTED RESOLUTION #P.C. 235-91 ADJACENT TO EXISTING PICK 'N SAVE STORE IN THE SW 1/4 OF SECTION 10-C. ZILLIG WHEREAS, A building, site, operation and lighting plan for the proposed Walgreens and adjacent strip mall to be constructed adjacent to the existing Pick 'n Save Store in the SW 1/4 of Section 10 have been submitted by C. Zillig, and with approximately 16,000 square feet of PFA (prime floor area), and WHEREAS, The proposed buildings will cover 24,544 square feet WHEREAS, The original site plan submitted by the Pick 'n Save store showed future space for expansion both to the east and west with the original plan, and and this proposed expansion to the west substantially conforms WHEREAS, Chapter 17, Section 6.04(3) requires one parking center, and space for every 100 square feet of PFA in a planned shopping WHEREAS, Approximately 160 parking spaces have been provided, meeting the parking requirements, and WHEREAS, The submitted elevation for the proposed buildings are designed to match the existing architecture and construction of Pick 'n Save, and WHEREAS, Existing parking lot lighting is to be retained, with additional lighting to be located at the rear or south side of the proposed buildings as shown, and WHEREAS, The loading area to the rear of the proposed building is to be asphalted with dumpsters located to the rear of the building and screened as shown on the proposed site plan, and WHEREAS, Signage for these proposed buildings will be submitted and reviewed at a future date. a THEREFORE BE IT RESOLVED, That the Plan Commission approve the building, site, operation and lighting plan for proposed Walgreens and adjacent strip mall to be constructed adjacent to existing Pick ‘n Save Store in the SW 1/4 of Section 10. 1 BE IT FURTHER RESOLVED, No building permits will be issued for any of these proposed buildings, until such time as an agreement has been placed in writing, with a letter of credit or bond posted and a contract assigned, for the addition of a third lane on Lannon Road.
