APPROVAL OF CONDITIONAL USE GRANT #58 TO INCLUDE THE RETAIL SALES
FOR PIONEER AUTOMOBILE WHOLESALERS, INC., W179 S7714 PIONEER DRIVE
OF AUTOMOBILES AT THE LIGHT AUTO BODY REPAIR SHOP OPERATION
AMENDED
by Pioneer Automobile Wholesalers, Inc. to request an expansion of
WHEREAS, A site plan and building elevation has been submitted
an existing conditional use grant at W179 S7714 Pioneer Drive, and
WHEREAS, The property is zoned B-3 and the existing use
allows for a light auto body and repair shop and wholesale vehicle
sales, and
WHEREAS, It is proposed to expand the use of the property to
include the retail sales of automobiles and light vans and trucks,
and
WHEREAS, It is proposed to limit the number of vehicles to be
sold from the site and to also limit the number of vehicles that
are displayed in the front parking area, and
WHEREAS, A public hearing has been held.
THEREFORE BE IT RESOLVED, That the Plan Commission approve the
expansion of the conditional use grant for Pioneer Auto
Wholesalers to allow for retail sales of automobiles, light vans
and trucks.
BE IT FURTHER RESOLVED, That the approval be subject to the
following conditions:
1- That not more than 12 vehicles be maintained on the site for
parked within the front parking area with yearly review, yet
sale at any one time and that not more than 8 vehicles for sale be
guaranteeing spaces for 6, vehicles in the front parking area at
all times; with the remai.nder of the vehicles to be parked behind
the building. Offstreet parking for employees will be provided.
2- That there be no junk vehicles and/or automobile parts located
on the site.
