PCR1991151APPROVAL OF SKETCH LAND DIVISION IN THE NE 1/4 OF SECTION 11 RESOLUTION #P.C. 151-91 ROBERT KLENZ divide property in the NE: 1/4 of Section 11, and WHEREAS, A sketch has been submitted by Mr. Robert Klenz to proposed to be divided into 30 lots with a minimum area of 10,000 WHEREAS, This property contains approximately 20 acres and is sq. ft. and a minimum average width of 75' along with approximately 8 acres for a park dedication, and WHEREAS, The property is currently zoned RS-3 which requires a minimum 15,000 sq. ft. of lot area and a minimum average width of 100' , and WHEREAS, The app1ican.t intends to rezone the property for a P.U.D. and provide h0usin.g in a more affordable price range, and WHEREAS, Preliminary housing studies suggest that there is a need for more affordable housing within the city if located appropriately for its development, and WHEREAS, It is conceivable that with a P.U.D. design sensitive to the surrounding land uses that these housing goals can be met without detriment to the community. THEREFORE BE IT RESOLVED, That the Plan Commission approve the sketch for the land division in the NE 1/4 of Section 11 subject to the property being rezoned to RS-3/0PD with subsequent approval of detailed site plans, landscaping plans, developer's agreement and deed restrictions.
