APPROVAL OF SITE PL,AN FOR TRAILER STALLS AND CONCEPT FOR
CONSTRUCTION OF POND FOR CRAIG ANDERSON (C.A.T.S. NATIONWIDE)

AMENDED
WHEREAS, A site plan has been submitted by Craig Anderson of
C.A.T.S. Nationwide requesting approval to utilize industrial
pond, and
zoned property for truck and trailer rig parking and also for a
WHEREAS, That the proposal indicates 73 trailer stalls to be
adjoining four concrete dolly pads, and
WHEREAS, This parking area is located within the N.E. 1/4 of
the property, and
WHEREAS, The pond is proposed to be to the north of the
parking area, and
WHEREAS, This approximately 10 acre site was rezoned in Common
Council Ordinance #713, and
WHEREAS, A 72' road dedication is being provided for the
possible future extension of Enterprise Drive, and
WHEREAS, The Industrial Park Regulations allow employee,
visitor and customer parking within 50' of a front line of a
parcel which agrees with the required setback for any building.
THEREFORE BE IT RESOLVED, That the Plan Commission approve the
site plan which indicates 73 trailer stalls and the concept for
constructing the proposed pond.
BE IT FURTHER RESOLVED, That the approval is subject to:
relocated approximately 100' north of the lot line to allow the
1. the dolly pad which is parallel to the road dedication being
trailer rig to be parked no closer than 50' to the front lot line
2. the southerly driveway be paved at the time Enterprise Drive
is extended and improved.
3. That a detailed landscape plan be submitted to landscape the
50' front setback area at the time of the extension of Enterprise
Drive.
4. That a detailed cross section plan and erosion control plan
for the proposed pond be submitted for review by the Plan
Commission prior to its c:onstruction.
